This pub has now closed.  Someone in a good position to know told me that it was leased by Sam Smiths from someone else and no new manager has been appointed.

That would make sense because in 2007 Samuel Smith (Southern) were in court against Haward de Walden (Estates) Ltd over a rent review - the latter own a huge chunk of Marylebone - so my guess is it's the Duke of York. One of those rare things in life - a leasehold Sam Smiths pub!

Yes,The Duke of York has closed as of the 21st March,The lease still had another 7 years on it.Howard de Walden the owner of the premises applied for planning permission through Westminster council last year to turn the the upstairs accomodation into 4 flats,but obviously as the lease was still running that was not possible.The managers left the Duke of York and within a week the pub had been closed and now i understand handed back to Howard de Walden,looks like the flats can now go ahead.
He has 2 other leased pubs in London,The Dover Castle and The Ordnance.

Very useful to know when the time comes to 'tot up' Humphrey's wealth. I guess what's happened at the Duke of York shows he doesn't really like leaseholds - unless of course they're for two thousand years fixed at ?20 pa as in Bristol! - but even so, with seven years to run, you can bet Howard de Walden Estates will have had to pay him handsomely.

Not sure but was told the Angel in Leeds was leased ?

Sorry got that wrong . Was leasheold but now owned by Sams when Hump bought lease a few years ago from merchant inns ... My souce tells me he paid over the odds about ?3,000,000

Thanks for that - very interesting. I guess Humphrey realised Howard De Walden Estates were never going to sell a freehold to him, being a very similar hereditary land owning private business! As far as paying over the odds is concerned, I guess we'd need to know how long the lease was and any rent review dates.

This was one of two London pubs that are/was Leased to Sam Smiths.
