Here's a link to the planning application form that was submitted by Howard De Walden Estates. http://idoxpa.westminster.gov.uk/online-applications/files/B563B8EE96196EE101D395B3905D2B0F/pdf/09_09712_FULL--1764352.pdf. Scrolling down Sam Smiths are described at the time of application as the holder of a lease with at least 7 years left to run, so I wonder if the lease was terminated by mutual consent, or maybe even renegotiated with SS contributing to the development.

Sounds as though it's reopening as a pub again, wonder which chain it will be leased to.

I would not be surprised if that was the case.  I think that I will take a look at this pub when I'm in London later this month.

Although saying that, the sheeting around the pub on Ian's photo from last year has a "To Let" advert.

I'm now thinking that it is not going to be a Samuel Smith's pub.  :(

Bad news if it is not reopening as a SS pub. But will have to wait and see what happens with it. Humphrey might just put a late offer in for the new lease.

Me too. The lease would have had to be terminated if De Walden estates had wanted the company out and I imagine SS would have asked for a great deal of compensation to do so.  I wouldn't be at all surprised if SS are contributing to the development costs in return for maybe reduced rent.  That said, they could also have just drawn a line under it and walked.

After seeing this pub last week I am convinced it will not be a Samuel Smith's pub again.  The property is advertised "To Let".
