King Edwards School - Bath

It would seem that this nice chunk of Bath Town Centre on Broad Street has been part of the vacant Smith empire since 1986. The brewery have told Bath and North East Somerset Council that the freehold is held by an investment company based in the West Country, but that they have a long leasehold. (I wonder if this is a reference to Island Trustees SW Ltd). The private school moved out in 1986 and the grade II* listed building has been allowed to slowly decay ever since. A planning application for pub use came to nothing when in 1997 Bristol Crown Court upheld the refusal of a pub licence. By 2002 there was a scheme for a hotel but this stalled, only to be resurrected very recently.

Not surprisingly, just like the people of Bristol, SSOB have generated much local anger due to their habit of sitting on prime boarded-up real estate and cavalier attitude towards local feelings. I understand the building is on the English Heritage Buildings at Risk register.

PS It's interesting that all planning applications have been in the name of Samuel Smith Old Brewery. Bath Brewery Company.

Further, in a council report dated 24th January 2007 it was stated that in SSOB's view the council would not have a good case for a possible CPO 'and point to a recent unsuccessful case brought by another council against their company resulting in considerable costs against that Authority'. Nice - I wonder if that was Bristol?

This is good for a laugh - on 26th October 2007 Humphrey attended a Licensing Application hearing in Bath. In answer to a suggested condition that door staff be provided, his regional manager told the Hearing that the applicant would not accept this as "they were not employed at any of the 100 premises operated by Samuel Smiths. The quality of management was high and...............they didn't attract unruly clientele".

It looks like Humphrey is having great difficulty convincing the good citizens of Bath to accept his plans for a 'boutique' hotel and pub at the King Edward School site. For some reason the local residents association appear unimpressed with his assertion that a 12 bed hotel is viable without a disproportionate reliance on income from the pub! Apparently they became suspicious when they discovered that the initial plans for John Raikes's House in Gloucester also included a small hotel - but it never materialised. I'm led to believe that information contained on this website helped the residents association decide whether to support the planning application or not.

This application for hotel and pub use got me thinking about other Sam Smith hotels and what the reviews were like - well to kick things off, people might find these comments about the Harewood Arms Hotel instructive:-

To be fair on the Harewood arms, You not to take too much notice of bad reviews from first time posters.   One off posters tend to whinge or/and rant and then never heard of again.

I take your point Ian - but I think the sheer number of negative comments and the very full explanations point to only one conclusion - and lets be honest - most of us are not surprised. In passing, how many hotels or B+B's have you stayed in where there's no tv?! It's absolutely ridiculous!

Just come across this fairly recent article and the King Edwards School at Bath appears to have been granted planning permission.But no date as to when it will be started.

Thanks for that - looks indeed like Humphrey has ground the planners down and in effect they've caved in and granted permission for what he wanted all along. I've noticed a big problem though - the planners have made a condition that there's NO amplified music  :D

Just imagine - another hotel in the SSOB chain with no TV's in the bedrooms.

Problem with the council granting planning permission is that it will delay any attempts they make to make a CPO or Compulsory Improvement Order so Hump will be free to sit on the place for a few more years...

The firm and its advisers and consultants has consistently either refused to comment or been unavailable for comment on all aspects of the scheme in recent years.
